What was once a city-owned parking lot at the northwest corner of Fifth and Race has been transformed into a cornerstone of downtown Cincinnati’s innovation corridor. Spurred by the rapid growth of dunnhumbyUSA and the need for a new headquarters, the underutilized site became the foundation for a catalytic redevelopment.

The $139.7 million project features a 280,000 square foot office tower, now home to 84.51°, the data science and analytics company formed after Kroger’s acquisition of dunnhumbyUSA in 2015. The name—84.51°—is a nod to the building’s longitudinal coordinates, rooting the company’s identity in its urban location.

The development also includes a state-of-the-art, 1,100-space parking garage and 30,000 square feet of street-level commercial space that activate the surrounding blocks. With a design that merges modern corporate use with street-level vibrancy, the project has redefined a once-overlooked corner of the city into a hub of energy and economic growth.
